Mavuva Island

This fully subdivided 42-acre freehold fee simple private island is available to purchase for a limited time only. This unique opportunity includes 89 new freehold waterfront Certificates of Title along with extensive development and regulatory approvals, strategically positioned 2.5 miles off the sunny northern coast of Vanua Levu at Fiji’s Great Sea Reef. Mavuva Island offers abundant recreational opportunities for world class diving, fishing, snorkeling and is a short 10-minute boat ride away from the incredible surfing available along the Great Sea Reef from November through March.

The waters within the protected reef are some 20 metres (66 feet) deep and host an amazing variety of sea life with much of the Great Sea Reef protected as a Marine Reserve. The island itself is volcanic in origin and some lava formations are present.

The eastern side has a gradual and usable slope, rising to 35 metres (110 feet) where fantastic sunset and sunrise views can be observed from the elevated ridge line and slopes. Coconut trees and other mature endemic vegetation are present throughout the property, as are two long white sandy beaches which make up over 685 metres (2,250 feet or just under half a mile) of the island’s approximate 2,150 metres (7,050 feet or 1.33 miles) of total ocean frontage, with an interesting rocky coastline and a thin band of mangroves adjacent to the elevated portion of the island making up the remaining frontage.

Access to the property is either by direct seaplane or helicopter flight from Nadi International Airport, on Air Pacific’s comfortable new 42-passenger ATR 42 planes to Labasa and by boat ride to the property within the protected confines of the Great Sea Reef, or by scenic drive from the vibrant tourism and yachting center of Savusavu and by boat the remaining 2.5 miles to Mavuva Island.

Construction materials can be delivered within 2.5 miles of the property for the short transfer to the property by boat or directly by barge from Vanua Levu’s commercial center, Labasa. There are roll on roll off ferries to Vanua Levu 6 days per week.

Full telecommunication connectivity is available for Mavuva Island, along with high-speed internet access, though neither is yet in place. Power supply would be by self-generation and water is available from multiple sources and means on island and nearby. Wastewater disposal can be provided by utilizing environmentally friendly secondary treatment units to ensure no degradation to the pristine reefs surrounding the property. There is an existing simple structure on the island that can be quickly improved to provide a temporary shelter or caretaker’s quarters while the new owner builds their dream home or island resort. A basic access road is also in place running along the entire ridge line.

Mavuva Island is offered for sale as a private freehold island retreat or as a turn-key development opportunity with the subdivision of the entire island now complete and the 89 new individual freehold titles in place which are zoned to permit Resort, Villa, and Restaurant uses on the property.

All 89 lots are ocean fronting with many absolute beachfront along the two long white sand beaches located on the northern and southern sides of the island. All lots are in excess of 1,000 m2, or a quarter-acre in size.

With development and regulatory approvals in place and the initial environmental management plan, concept master plan, aerial mapping, final survey and pegging of all lot boundaries, and preliminary architectural and engineering design work completed to ensure an environmentally and culturally responsible development approach, the option to develop the property further into a resort, or simply build a vacation home and enjoy the recreational and natural amenities that the property and surrounding Great Sea Reef and Vanua Levu provides, is simply the choice of the new owner.
